Prices on the page, fixed before we file

Every plan has a from-price. Your lot moves it, so we measure first and give you one fixed construction price in writing before we file the permit.

What moves the price

These are the lines that change between two identical plans on two different lots.

Sewer run
How far and how deep the line runs to your existing side sewer, and which way it falls.
Access
Whether machines and materials come in from an alley, a driveway or by hand.
Slope and soil
Retaining, drainage and foundation depth on a sloped or wet lot.
Trees
Protected root zones can shift the footprint or the foundation type.
Size and layout
Two floors cost more per foot to frame and less per foot of lot.
Finishes
Cabinets, flooring, fixtures and windows. We name allowances in the contract.

Paying for it

Common routes are a home equity line of credit, a cash-out refinance, a renovation loan or cash. We introduce you to a lender partner and work to their draw schedule.

Term

Monthly principal and interest

Illustrative math only, not a loan offer. Your lender sets the rate and terms. We do not promise rental income.
