Survey to keys, stamp by stamp
Six stages. At each one you get something in writing, and one person owns your file. Current City rules live on the SDCI ADU page; we apply them to your lot.
Stage 1 of 6
Survey
What you get. A site visit, a boundary and topography survey, and a written summary of what fits: footprint, sewer path, trees, access.
Where it goes wrong. Building where the lot does not allow it.
What we do. We measure before we draw. If it does not fit, you hear it now, for the price of a visit.

Stage 2 of 6
Design
What you get. A plan from our library, adjusted to your lot, or a custom plan. Elevations, a finish list and a fixed construction price in writing.
Where it goes wrong. A price that grows after you sign.
What we do. The price is fixed before we file. Allowances are named, and changes are priced before they are built.

Stage 3 of 6
Submittal
What you get. We file the permit with the City, pay the fees on your behalf and give you the project number so you can follow it yourself.
Where it goes wrong. An application stuck in a queue with nobody watching it.
What we do. One person owns your file and texts you each time its status changes.

Corrections
What you get. Plan reviewers almost always send questions. We answer them, revise the drawings and resubmit. You see every letter.
Where it goes wrong. Weeks lost to a round of corrections nobody explains.
What we do. We answer corrections ourselves and tell you in plain words what was asked and what changed.

Stage 5 of 6
Issued
What you get. Your permit, a build schedule by week and a start date. Then foundation, framing, inspections, finishes and a final walk-through.
Where it goes wrong. A start date that keeps slipping.
What we do. The schedule is in the contract. If a week slips, you hear why the same day.

Stage 6 of 6
Keys
What you get. Final inspection, a binder with every warranty and manual, and your keys. Then a check-in visit before the first year is out.
Where it goes wrong. A builder who disappears after the last payment.
What we do. We come back before the first year is out and fix what settled. It is in the contract.
